I'd like to take a moment to thank our intern, "E" for her dedication and help this weekend as we finished up main-floor painting. If I have to paint, it's going to be with either Sherwin Williams or Clark+Kensington. Using a good quality paint is worth every penny in time saved and quality of the product! Here we are working with Swiss Coffee by Benjamin Moore (OC-45) in Sherwin Williams. This is a beautiful, warm white with just a hint of mid-morning sunshine in it (without leaning too far into cream). Slow and steady wins the race when it come to proper flooring installation. Many thanks to our in-house experts, Jenna and Jason, for their painstaking work ensuring each board was securely set!
We looked everywhere for the perfect product to go in this home and couldn't be more please with this gorgeous 5mm DuraLux Performance Luxury Waterproof Vinyl. It has a beautiful, natural wood grain texture giving it the look and feel we wanted from a plank vinyl...and it's thick enough to smile confidently at daily life and continue looking beautiful for many years to come. Anyone who knows me has heard me go on ad nauseam about the dream home we left behind in Connecticut when we moved from there to Colorado. It was on the newer side of antique by east coast standards, the primary structure (with it's huge cooking fireplace still intact) dating to sometime in the mid-1800's. Over the decades it had grown, sometimes in very orderly ways and at others in deliciously unique ones. One of it's many delicious quirks were the ancient, wide-plank pine floors and steep stair case with treads worn smooth and a beautifully curved handrail. Both of which squeaked. A lot. And we had three small children all still in the napping phase. I loved those floors and stairs and wouldn't have changed them for anything. They had earned the right to squeak.
These stairs however, at the ripe old age of only 39, have not earned the right to squeak yet. I refuse to allow it! I may or may not be almost exactly the same age and I certainly don't plan to get old and creaky any time soon. In all seriousness though, things shift a little over time and it's an easy fix when you're between flooring (as is the case right now) to shim things up so they are snug and solid for many years to come! Last of the demo was polished off, floors and vents were cleaned, lawn refresh was started, and we have a growing pile of beautiful fixtures and finishes which will soon be ready to go in now that we have a fresh foundation to show them off on. When buying a home it's always good to get a sewer scope as part of your general inspection process. Sewer lines, like any other area of a home, can wear out or require maintenance and the scope will let you know how things are flowing so you can address issues before you end up with an expensive (and stinky) backup. We knew from our inspection prior to purchase that we had a off-set in the line near the edge of the lawn...that's essentially where a joint has shifted, minimizing the diameter of the line at that point and creating a catch point for whatever is coming down the line. With light use a single homeowner could have gone for some time and been unaware there was any issue, but if you put a family in there with a full load on the system it would have been a matter of time before it started backing up. This gorgeous hole in our front yard (apologies for the heavy equipment and bit of noise) cost over $5000...and it was worth every penny knowing that we'll be able to pass this sweet home off to new owners who can enjoy it for years to come without issue! The line is now in perfect condition from the house all the way to the main line, and we have clean-outs installed in the front to make future maintenance even easier. We'd like to give a shout-out to Michael and the professionals at MMBS Professional Plumbers for the great work! We have a crisp, brand new garage door in....and, drum roll please...an electronic key pad now as well!!!
